From Eviction to Elation in 12 days

It was a Saturday afternoon in January when Sue first received a call from Cara. Cara had driven from New York to Delray Beach to evict a non-paying tenant and was anxious about the state of the house. Cara had already concluded that she would need to sell the property as she was not able to personally monitor from a distance.

Sue met with Cara at the premises to conduct a preliminary walkthrough. The house would require a lot of work to be prepared for showings. Within about 6 days the house was nearly ready and Sue returned to stage the house and brought a professional photographer. Sue provided a full market analysis and discussed a marketing plan with Cara; as Cara was not local she relied on Sue to deal with every aspect of the transaction.

Showing requests came in immediately; within 12 days of the initial meeting an offer close to the listing price had been received and the transaction was pending. It only took a further week for the buyers to complete their due diligence and close the contract.
